Bookkeeping

Books that make tax season boring.

Monthly bookkeeping built for rental portfolios: every transaction categorized per property, clean profit-and-loss statements, receipts captured — so your return practically files itself.

What you get

Every dollar, assigned to a property.

  • Monthly categorization of all rental income and expenses — no year-end shoebox.
  • Profit & loss by property, plus a portfolio rollup so you can see winners and losers at a glance.
  • Bank and credit card reconciliation every month, so nothing slips through.
  • Receipt and document capture in the client portal — audit-ready as you go.
  • A clean year-end package your preparer can file from directly.

Why investor books are different

Not generic small-business bookkeeping.

Rental bookkeeping has its own rules, and most generalist bookkeepers don't know them. We track per property — never one blended P&L — and we know the difference between a repair and an improvement, how to handle security deposits, owner contributions and distributions, and multi-entity, multi-state structures. Short-term rentals get their own expense treatment: platform fees, turnover costs, furnishings. Your books reflect how investors actually think about their portfolio.

How it works

Set up once. Then it's handled.

  1. 1. Setup. We connect your bank and credit card accounts, build your chart of accounts around your properties and entities, and import history so you're current from day one.
  2. 2. Monthly close. Each month we categorize, reconcile, and send your P&Ls — with a short note on anything that looks off or needs your eyes.
  3. 3. Tax time.Clean books flow straight into your return. If we're your preparer, there's no handoff at all. If you have another CPA, they get a package they'll actually enjoy opening.

Cost

Flat monthly. Quoted up front.

Priced by portfolio size and transaction volume — you approve the number before any work starts. Catch-up bookkeeping for prior months is quoted as a separate fixed-fee project.

FAQ

Bookkeeping questions.

Do I need bookkeeping if I only have one rental?

Even one rental generates dozens of deductible transactions a year — and missed ones are missed deductions. Clean books also make your tax return cheaper and faster to prepare, and they're essential if you ever get a notice from the IRS.

Can you clean up my books from earlier this year?

Yes. Catch-up bookkeeping is quoted as a fixed-fee project based on how many months need work and how messy things are. Monthly service takes over from there.

Do you work with my existing CPA?

Yes. We deliver a clean year-end package your preparer can file from directly. And if we're already doing your taxes, the books flow straight into the return — no handoff needed.
